1. Eligibility & Booking Requirements

• Minimum Age: You must be at least 21 years of age to book a property. We reserve the right to request a valid government-issued ID to verify age.
• Accuracy of Information: You agree to provide accurate contact and payment information. Fraudulent bookings will be cancelled immediately without refund.

2. Payments, Cancellations, & Refunds

• Payment Processing: All payments are processed securely via Stripe. By providing your credit card information, you authorize us to charge the total reservation amount, as well as any additional fees incurred during your stay (see Section 4).
• Cancellation Policy: Our standard cancellation policy as stated at the time of booking applies. No-shows or early departures are not eligible for refunds.
• Chargebacks: You agree that any disputes regarding the property or service will be addressed directly with us before initiating a chargeback through your bank.

3. Occupancy & Property Use

• Maximum Occupancy: The number of guests must not exceed the limit specified in the property listing. Exceeding this limit is grounds for immediate eviction without refund.
• House Rules: You agree to abide by all property-specific “House Rules” provided in the welcome guide or posted at the property, including but not limited to Quiet Hours, Smoking Policies, and Pet Policies.
• Compliance with Law: Guests must comply with all local, state, and federal laws, including noise ordinances and parking regulations.

4. Damages, Cleaning, & Fees

• Guest Responsibility: You are responsible for the conduct of all members of your party. You agree to leave the property in a tidy condition.
• Damage Authorization: You authorize Water & Woods Vacation Rental Management, LLC to charge the credit card on file for:
  • Damage to the property or its contents beyond normal wear and tear.
  • Excessive cleaning required after your stay.
  • Unauthorized late check-outs.
  • Fines resulting from rule violations (e.g., smoking in a non-smoking unit).
• Reporting: Any pre-existing damage must be reported to us within two (2) hours of check-in to avoid being held liable.

5. Limitation of Liability & Indemnification

• “As-Is” Property: Use of the property and any amenities (such as docks, waterfronts, fire pits, or hot tubs) is at your own risk.
• Liability Waiver: Water & Woods Vacation Rental Management, LLC and the Property Owners shall not be held liable for any injuries, illness (including communicable diseases), death, or loss/damage to personal property occurring during your stay.
• Indemnification: You agree to indemnify and hold harmless the Company and Property Owners from any claims, suits, or damages arising out of your (or your guests’) use of the property.

6. Right to Refuse or Terminate Service

1. Refuse service to any individual for any lawful reason.
2. Cancel a booking at any time if we believe the guest poses a risk to the property or community.
3. Evict guests immediately, without refund, for violations of these Terms or illegal activity.
